About Canadian Mortgage Calculators

Free Canadian mortgage calculators, built in Ontario with actual Canadian rules.

What this site is

Canadian Mortgage Calculators (canadianmortgagecalculators.ca) is a free, independent website built in Ontario, Canada, in 2026. It exists for one simple reason: most mortgage calculators online use American rules — monthly compounding, no stress test, no CMHC insurance, no land transfer tax. Canadian buyers deserve tools that do the math the way a Canadian lender actually does it.

Who it’s for

First-time buyers in Ontario and the Greater Toronto Area first, and anyone in Canada who wants a clear, honest estimate before talking to a lender. No sign-up, no account, and no cost — ever.

The five calculators

How the math works

Every calculator is built from publicly published Canadian rules and sources, including the Financial Consumer Agency of Canada (FCAC), Canada Mortgage and Housing Corporation (CMHC), OSFI Guideline B-20, the Ontario land transfer tax document, and the City of Toronto municipal land transfer tax. Interest is compounded semi-annually, as required in Canada, not monthly. Rates shown are editable examples only — this site does not scrape or publish live lender rates.

What this site is not

This site is educational only. It is not a lender, mortgage brokerage, bank, or financial advisor, and it does not provide mortgage advice, arrange mortgages, or deal in mortgages. Calculator results are simplified estimates, not approvals, quotes, or offers. Always confirm your numbers with a licensed mortgage broker or agent and a real estate lawyer before making a decision.

How the site is supported

The site is supported by display advertising, which keeps the calculators free. If this site ever links to a lender or broker, it will be a simple referral only, and that relationship — including any referral fee — will be disclosed in writing on this site before any link goes live. No referral links are currently active.
