Hamilton: Ontario tax only — there is no 'GTA tax'

Hamilton buyers sometimes brace for a Toronto-style second tax, because Hamilton sits in the Greater Toronto and Hamilton Area and shows up in "GTA" statistics. The tax rules do not care about the acronym: only the City of Toronto charges a municipal land transfer tax. Hamilton charges none. A Hamilton buyer pays the Ontario tax once — full stop — at the same brackets as every other Ontario city on this site.

Ontario calculates the tax in brackets, like income tax: 0.5% on the first $55,000 of the price, 1% on the portion from $55,000 to $250,000, 1.5% from $250,000 to $400,000, and 2% on everything above $400,000. Because only the top slice is taxed at 2%, the effective rate is always lower than 2% — on a $650,000 purchase the Ontario tax is $9,475, an effective rate of about 1.46%. The tax is paid by the buyer (never the seller), in cash, on the day the purchase closes, and it sits completely outside your mortgage: you cannot finance it into the loan, which is why it belongs in your closing budget from day one.

Worked example: a $750,000 Hamilton purchase

At a $750,000 purchase price, the Ontario tax is $11,475: $275 on the first $55,000, $1,950 on the next $195,000, $2,250 on the next $150,000, and $7,000 at 2% on the $350,000 above $400,000. A qualifying first-time buyer claims the Ontario rebate of up to $4,000 and pays a net $7,475. The same purchase in Toronto would carry $22,950 of combined tax before rebates — so at Hamilton prices, skipping the second tax is worth more than the entire first-time buyer rebate, twice over.

The first-time buyer rebate. If you are at least 18, have never owned a home anywhere in the world, and will live in the home as your principal residence, Ontario refunds up to $4,000 of the provincial tax. That cap is not arbitrary: $4,000 is exactly the Ontario tax on a $368,333 purchase, so on homes at or below roughly that price a qualifying first-time buyer pays no Ontario land transfer tax at all. Above it, you pay the difference. One catch couples run into: if you buy with a spouse who owned a home while you were spouses, your rebate can shrink or disappear, and only the first-time buyer's share of the purchase qualifies. Your real estate lawyer claims the rebate at closing — the refund is usually applied right in the closing paperwork rather than mailed to you later.

Comparing Hamilton with a Toronto purchase

Hamilton draws many buyers who started their search in Toronto and moved west for the price gap. The transfer tax widens that gap further: every Hamilton price on the table above carries roughly half the closing tax of the same price in Toronto. When you compare a Hamilton home against a Toronto one, compare them on total cash to close — down payment plus transfer tax plus the rest of the closing costs — rather than on listing price alone. The rent vs buy calculator and the closing costs calculator below both run on Ontario numbers, and the Toronto page shows the double-tax version of this same table.

Land transfer tax is not the only closing cost. Legal fees, an appraisal, a home inspection, title insurance, and — if your down payment is under 20% — the 8% Ontario PST on your CMHC insurance premium all land on the same day. A common planning range for total Ontario closing costs is 1.5% to 4% of the purchase price. Run the Ontario closing costs calculator for the full itemized picture, read the Ontario closing costs guide for what each line means, and see how this city fits the province as a whole on the Ontario mortgage calculators hub.
